Why did you call me / Why did you contact me?

We are buying properties in your neighborhood. We are interested in buying your property if you are considering selling.

OR:

We are looking to buy a house in your area.

Why did you think I’m selling my house?

We really didn’t know if you had any interest in selling, but we are looking to buy homes in your area so we contacted you.

What is your offer?

We need to first gather some information about your property and condition and if it meets our buying criteria we will make you an offer.

OR:

I’m not sure yet. I’ll need to ask you some questions about the condition of the property to figure that out.

Can’t you just make me an offer?

I need to ask you some questions about the condition of the property, if there have been upgrades, and if there are repairs needed before I can give you our best offer. 

I just want an offer.

No problem. I just need to ask more questions about the property so we can get you the best offer.

Why do you need my mortgage info?

We work with sellers who agree to take a monthly payment until we pay off the balance in full. That means you get a quick sale with no cost at full price. If you’re interested in discussing the terms, I’ll need your current payment to construct them. If not, of course I won’t. Do you need cash out now or perhaps you can take a payment now and cash out later?

Seller Won’t Give Asking Price

Well, we need to know what you’re asking before we can go any further. I’m happy to tell you what we can pay after I get the facts and visit the house, but honestly we would have no interest in doing that until you tell us what you want.

Have you seen my house?

No. I haven’t personally seen your home, but we are looking to buy a house in that area.

I’m not sure I’ll sell.

You can’t have my email address.

That’s no problem, but it would be nice to have so we can email you an offer. We will not use or sell your email address and will only use it for questions related to the property. What’s your email address?

That’s a good question. I don’t know the answer to that but I can have our home buying specialist call or email you back with the answer. Will that work?

How did you get my information?

Good question. Our marketing department gets the property information through public records.

You should be able to look up everything you need / Don’t you already have the information?

We do have access to a lot of information, but what we don’t know is the exact condition of the property, or any updates or changes that might have been made. Those can have a big impact on our offer. Is it ok if I ask some questions about the property so we can put an offer together for you?

We can look up the information as it’s all over the web, but we first need to have a conversation with you to see if there is any reason to do all this research.
